Greentree village is one of the 25 different subdivisions found in the Kingwood master planned community located on the Northeast side of Houston just off of Hwy 59, which provides the fastest commute to downtown from a Houston suburb during rush hour. During your online search you will note the following terms used Greentree Subdivision, Greentree Village, Green Tree Subdivision, and Green Tree Village to describe this community. Both Green Tree Subdivision and Green Tree Village are incorrect terms as the neighborhood should be in print as Greentree. In most cases, those using the term Greentree Subdivision are not locals to the Kingwood neighborhood. Anyone who lives in Kingwood, TX will use the term village rather than subdivision for the different neighborhoods that make up Kingwood.

Greentree is made up of 1,760 single family homes with a median year built of 1988. Lots in the neighborhood average just under 9,000 square feet with the median home size of 2,778 square feet. The neighborhood has two parks, those being Brook Shadow Park and Greentree Park, as well as a pool and club house.

The Green Tree Village subdivision is bordered on the North by Northpark Dr. and Mills Branch Dr. Mills Branch Dr. also becomes the east border as the road moves southeast of Northpark Dr. The west border is made up by Lake Houston Parkway, and the southern border is made up by committee with Hickory Village Dr, Terrace Pines Dr, Spruce Valley Dr, Highland Laurels Dr, and Oakwood Forest Dr.

Village Falls village is a small subdivision of 25 single family homes found near the center of Bear Branch Village. Homes built in the Village Falls village have a median age built of 1983 and average a humble 2440 square feet sitting on an average of 6600 square foot lots.

The Kingwood Brownstone Square is a luxury townhome project surrounded by the Bear Branch Village. This subdivision within a subdivision provides a low cost high amenity housing option for those who enjoy a more urban living arrangement. The Brownstones community is made up of 28 properties averaging three bedrooms, two bathrooms, and a neighborhood value range between $143,000 and $187,000 as of the date of this article. The median square footage for these Kingwood townhomes comes in at 2,061 square feet sitting on a median lot size of 3,584 square feet.

As mentioned earlier the Kingwood Brownstones are surrounded by the Bear Branch subdivision, boxed in by the following borders: Oak Gardens Dr. on the North, Cedar Knolls Dr. on the South, Village Falls on the East, and the Kingwood Middle School campus on the West. Bear Branch subdivision is one of the original Kingwood villages and is rarely called the Bear Branch subdivision by locals. Most local home owners that live in Kingwood refer to the neighborhood as Bear Branch village. Although, you will frequently see online media produced by companies or individuals who are not originally from the Houston metro area list the neighborhood as Bear Branch subdivision.

Bear Branch village had the majority of its 1,087 homes built during the 1970s. Construction in the neighborhood started in the early 70s and continued into the 21st century on lots that had been purchased and held onto. The median year built of homes found in the village is 1978 and home sales between 2008-2009 gave a value range for the neighborhood of $110,000 up to the mid $260,000s. The median lot square footage for Bear Branch village sits at just over 10,000 square feet and the median home size is just over 2,700 square feet.

One of the more unique things about the Bear Branch village subdivision has to be its surrounding two other Kingwood neighborhoods. Those being Village Falls and Brownstone which sit right in the middle of the widest portion of the subdivisions boundaries. Bear Branch is bordered on the West by Woodland Hills Dr. and on the North by a combination of Bens Branch Creek, Park Point Dr. and Swift Creek Dr. About midway through the Northern border at Park Point Dr. Bens Branch Creek darts South splitting through the middle of the neighborhood and becomes part of the Southern border along with Riverlawn Dr. The East border is made up of Dylan Duncan Skatepark and the green space between Haven Brook Dr. and Maple Park Dr.

The Oakhurst subdivision is a master planned community developed by Friendswood Development, which is the same company who handled the first Houston master planned community that we know of as Kingwood. Friendswood Development is marketing Oakhurst as Oakhurst village one of the last two Kingwood villages. This marketing tends to be a bit confusing for those who are relocating to Houston as the locals of Kingwood do not consider either Royal Shores or Oakhurst to be members of the Kingwood villages.

Oakhurst subdivision is a bit of a misnomer because it fits much better as what is typically known in the Houston metro area as a master planned community. This is because the neighborhood is completely self-sufficient with its own golf course, recreational facilities, and has different pockets that go by some variation of the Oakhurst name. In most master planned communities, these separate pockets are known as either subdivisions or villages.

The Oakhurst master planned community has an interesting shape that makes the boundaries a bit difficult to follow. The Western borders are very jagged and are made up of Sorters Road and Ravenwood Drive. The Southern border is made up by a creek that runs along Northpark Drive and then makes a 90 degree turn heading North becoming the Eastern border until it reaches Timber Lane. Timber Lane then takes over as the Eastern border until it reaches Briar Lodge Drive, which then begins the Northern border until it reaches Sable Creek Court. where it turns Northwest along Sable Creek and Green Leaf Trail Drive as the neighborhood ends.

The Lakewood Cove village has some of the smallest lots in the Kingwood, Texas master planned community. This results in homes for sale in Lakewood Cove that are low maintenance. These low maintenance lots have a median square footage of 5,313 square feet. The median square footage of Lakewood Cove homes is 1,683 square feet. When every lot has been built on there will be a total of just 34 single family homes found in the subdivision. These low maintenance homes also come with the lowest median home sale price at just over $120,000.

The Lakewood Cove community borders are made up of, Laurel Springs Ln. on the West, Burning Tree Rd. on the North, Trail Tree Ln. on the East, and Hamblen Rd. on the South. This makes Lakewood Cove subdivision the Western most subdivision originally erected in the Kingwood community as well as a neighbor of Forest Cove. Kingwood Lakes homes for sale hold a median square footage of 3,356 square feet and are built on larger than normal lots holding a median square footage of 18,432 square feet, to give you an idea of how oversized the lots are a square footage value of 18,000 square feet exceeds a third of an acre.
