Bear Branch subdivision is one of the original Kingwood villages and is rarely called the Bear Branch subdivision by locals. Most local home owners that live in Kingwood refer to the neighborhood as Bear Branch village. Although, you will frequently see online media produced by companies or individuals who are not originally from the Houston metro area list the neighborhood as Bear Branch subdivision.

Bear Branch Village Statistics
Bear Branch village had the majority of its 1,087 homes built during the 1970s. Construction in the neighborhood started in the early 70s and continued into the 21st century on lots that had been purchased and held onto. The median year built of homes found in the village is 1978 and home sales between 2008-2009 gave a value range for the neighborhood of $110,000 up to the mid $260,000s. The median lot square footage for Bear Branch village sits at just over 10,000 square feet and the median home size is just over 2,700 square feet.
Bear Branch Neighborhood Boundaries
One of the more unique things about the Bear Branch village subdivision has to be its surrounding two other Kingwood neighborhoods. Those being Village Falls and Brownstone which sit right in the middle of the widest portion of the subdivisions boundaries. Bear Branch is bordered on the West by Woodland Hills Dr. and on the North by a combination of Bens Branch Creek, Park Point Dr. and Swift Creek Dr. About midway through the Northern border at Park Point Dr. Bens Branch Creek darts South splitting through the middle of the neighborhood and becomes part of the Southern border along with Riverlawn Dr. The East border is made up of Dylan Duncan Skatepark and the green space between Haven Brook Dr. and Maple Park Dr.
